One of the most common calls we get from homeowners is:
“My tile was installed a few years ago, and now it’s popping up, cracking, or developing gaps. What happened?”
The first thing to know is this: tile itself rarely fails. Most tile problems are caused by movement underneath the tile.
If your tile is popping up or "tenting"
This usually means there is movement, expansion, or a bond failure below the surface. Common causes include:
- Lack of expansion joints
- Improper thinset coverage
- Subfloor movement
- Moisture intrusion
- Seasonal expansion and contraction
Don’t just glue the tile back down. If the underlying issue isn’t addressed, the problem will likely return.
If you're seeing gaps between tiles or grout cracking
Small grout cracks can happen over time, but larger gaps often indicate:
- Floor movement
- Improper installation methods
- Structural settling
- Changes in temperature and humidity
Re-grouting alone may only be a temporary fix if the floor underneath continues to move.
If only one or two tiles are affected
You may be able to perform a localized repair, but before replacing anything, determine:
- Is the subfloor solid?
- Are there moisture issues?
- Is the surrounding tile secure?
- Has the problem continued to spread?
